Navy Federal Credit Union vs. The Resolution Law Group

One of my past customers informed me that he received a mailer from the Resolution Law Group which states "Our office is intending to file a claim against your lender Navy Fcu aimed at improper lender actions". More than likely this is false! A similar mailer from the Resolution Law Group has the same claim against First Mariner Bank in which they are being sued over. If you received either of these mailers, please don't waste your time by calling them. Just trash it!

County Property Tax Assessments vs. Market Value

In Prince George’s County, MD, property tax assessments are issued in every year in July. The county  Assessor’s office is responsible for valuing your property once every three years.  After reviewing my recent  tax assessment on my own residence in Upper Marlboro, MD, I noticed it has decreased in value (again) roughly 17%.   I purchased this property in 2006 for $410K.  The county has valued it at $244K.  That’s a difference of  -$166K and an overall loss of 40%.  To make matters worse, the real disparity is in the actual sales of properties in my neighborhood.  As a Realtor, I conducted a Comparable Market Analysis or as we real estate agents call it “CMA”, and the numbers suggest that my home would sell for about $190K.  That’s the real “Market Value” and it shows an overall loss in property value of more than 50% of what I purchased the house for six years ago.  I’m in tears!

Should I Affiliate With Zip Realty?

Neighbors,

As most of you know, I'm a former ReMax Real Estate Agent. Like many other agents and brokers, I left ReMax due to the high affiliation fees they charged each agent/owner on a monthly basis.  Their commission structure didn't seem to coincide with most agent's productivity levels (sales numbers) in this terrible market.  So, here I am now searching for a new brokerage to join.  I'm thinking about joining Zip Realty and would like to hear any feedback you may have on Zip Realty.  Thanks!

Illegal Debt Collection Practices: Here's What They Cannot Do...

Debt Collectors may contact you in person, by mail, telephone, telegram or fax. However, they may not:

• contact you at unreasonable places or times unless you agree;
• contact you so often as to constitute harassment;
• contact you at work if they know your employer disapproves of personal calls;
• reveal your indebtedness to anyone except you and your lawyer in most cases,
  although they can contact others to find out where you live and work;
• threaten violence or harm against you, your reputation or property;
• use obscene or grossly abusive language;
• advertise the fact that you owe a debt; or
• make you accept collect calls, or violate your privacy by contacting you by postcard

Returning From a Brief Real Estate Hiatus

Home Affordability Mortgage Program (HAMP) with Navy Federal Credit Union (NFCU)

I hear that Navy Federal Credit Union (NFCU) likes to play hardball with homeowners delinquent on their mortgage.  I am working with a homeowner who has applied for a mortgage modification under the Home Affordability Mortgage Program or HAMP.  I will keep you posted as I assist this homeowner through the mortgage modification process.
